Over 50% of the land in the proposed 8 Washington project is dedicated to recreation and public open space.

The project includes two new open space areas: The Jackson Commons and Pacific Park. The Jackson Commons would re-connect Jackson Street to the Embarcadero, opening views and pedestrian access to and from the waterfront. Pacific Park would connect Pacific Street to the Embarcadero, creating a vibrant and active waterfront park, with stunning views of the Bay and Treasure Island. This park would be further animated and secured with café seating and a potential playground. Additionally, the Drumm Street Garden Walk would connect the Jackson Commons with the Pacific Park and would be expanded by 50% in width. In total, the project offers 28,000 square feet of new public open space which equates to more than the total area of Seawall Lot 351.
